Managed Property Services
Property management takes all the worry and involvement out of letting
your property. It can be advantageous if you are not living in close proximity
to the property or even, perhaps, if you do! Not everyone is able to handle
tenants in a professional manner.
A team of people, headed by Sammy Azam is the dedicated interface between landlord and tenant.
The team members collect the rent, which is a big relief for the landlord, but that's just the start.
When the tenancy is up for renewal, they work with landlord and tenant to agree terms before drawing up a renewal agreement. Then, at the end of the tenancy, they organise the inventory check out and liaise with both parties with the aim of getting the deposit released as quickly as possible.
The team is always available for a landlord who needs advice on a range of issues: rental increases, dilapidations (deductions from the deposit) and decorative issues.
The team also trouble shoots. "What if a boiler doesn't work in mid winter or if the windows don't open in mid summer? It's a horror story for the tenants so we source cost effective and trustworthy contractors and ensure they fix the problem quickly. And, unless the cost of the job exceeds £500 - in which case we obtain a couple of quotes and then consult the landlord - we don't bother the landlord at all, "says Sammy”
Part of the team's job is to keep the tenants happy but also to make sure they look after the property. "This is doubly good news for the landlord," explains Sammy. "Happy tenants are likely to renew but, if they do decide to leave, the property they have maintained to a good standard will re-let quicker, ensuring shorter vacant periods". |

Additional Services
Maintenance
For all your maintenance needs, we have qualified tradesman at reasonable prices at your disposal.
Gas Safety Checks
As part of the gas safety regulations 1994, you must have a valid gas safety inspection from a registered corgi (council of registered gas installers) engineer. If required we can arrange this inspection for you, £75 including VAT.
Electrical Checks
The law states that any portable appliances you supply to your tenants must be checked prior to letting and anually thereafter. If required we can arrange for an electrician to carry out an inspection for you, £85 including VAT.
Carpets
We can arrange a quote for new carpets or laminate flooring to be fitted, its important that they are neutral as quality tenants do not want to rent properties with swirls or red/brown pattered carpets.
